Why this is important?
In 1938, Congress created Fannie Mae under the Federal Housing Administration (FHA) to provide funding to FHA loans. In 1968 Congress chartered the privatized Fannie Mae to provide the funding to the conforming loans. In 1970, Congress chartered the Freddie Mac to add to the flow of funding to the home mortgage lending.
Through these years, Fannie Mae and Freddie Mac have fulfilled the goal of promoting homeownership and providing low cost mortgage financing. However, it is equally important that Fannie Mae and Freddie Mac have set up the uniform underwriting guidelines that standardize the mortgage lending industry. It is this standardization opens the doors to the free market competition between nimble and efficient lenders versus traditional banks.
